Renovations or “REGREENing” : We will perform a variety of renovations as contracted with the property owner, which could including (but not limited to) flooring, installation, kitchen and bathroom remodels, roofing, new HVAC units, and more. Signature aesthetic touches will also be added, ensuring that a GCG Property Management home will have no comparables in the rental market. A proper walk-thru and consultation will be necessary in order to scope out the greenhab effort.
Property Maintenance : We offer property maintenance packages to fit your individual properties needs. We can tailor these maintenance packages to meet the needs based on the home’s health. A proper walk-thru and consultation will be necessary in order to tailor the package, but all maintenance will be done with green material.
Green purchasing and inventory management : The Company intends to rent out warehouse space in which it will store its “REGREENing” materials. This will allow the GCG Construction to buy its material in bulk, thus reducing costs and increasing profit. This approach will also provide faster renovation durations. Even further, maintenance teams will benefit from the warehouse providing short lead times to fill work orders, which will enhance Green City Group’s tenants’ rental experience.
Green Consulting : We are USGBC members and credentialed LEED certified consultants. GCG can help you with your REGREEN home project! From REGREEN certifying your project to consultation on best management practices and products to use, we can help. We also provide education on tax incentives and rebates for the Phoenix metropolitan areas.
Real estate investing services : Green City Group also maintains a portfolio of properties owned by GCG Realty, these properties are REGREENed and rented. GCG realty company is a full service real estate group working on finding the best properties to purchase in order to increase the amount of green properties available in the rental market.
Property management : The Company will operate a full-service property management company. Comprehensive services will include onsite property valuations, leasing, rent collection, evictions, tenant screening, accounting, and owner’s financial reporting. Detailed monthly statements and annual reports services will be provided to investors and owners. Upon renovation, properties will be placed on the market for rent. GCG Property Managements’s extensive marketing services will find suitable qualified tenants eager to rent an environmentally friendly home. GCG Property Management will also maintain the properties. We will provide monthly vacant property inspections, maintenance, and landscaping services on an ongoing basis, thus ensuring that its properties always remain in top-notch, rent-ready condition.
